Flat Roofing
Flat roof coatings are essential for maintaining and extending the life of a flat roof. They provide a protective layer that helps prevent leaks, reduces heat absorption, and can improve the overall durability of the roof. There are many types of flat roof coatings; however, we specialize in silicone coatings. Silicone coatings are highly durable and provide excellent water resistance and ultra violet stability. They are particularly effective in environments with high rainfall. However, they may require a primer on some surfaces. Choosing the right coating depends on factors like your climate, roof material, and budget. Baldpates General Contracting ensures that you will receive the most efficient work with a great price.
Full Replacement
Full replacement roofing is a major home improvement project that involves removing the existing roof and installing a new one. This is often necessary when a roof is severely damaged, has reached the end of its lifespan, or if you want to upgrade to a more durable or energy-efficient roofing system. Before deciding to replace your roof, consider these factors:
Age of Roof
Most roofing materials have a lifespan ranging from 15 to 50 years. If your roof is approaching or has exceeded this lifespan, it may be time for a replacement.
Extent of Damage
Inspect for widespread issues like missing shingles, severe leaks, or structural damage. Minor issues might be repairable, but extensive damage often warrants a full replacement.
Insurance and Warranty
Check with your insurance provider and manufacturer’s warranty to see if they cover roof replacements and what conditions apply.
Use of GAF Everguard TPO
Baldpates General Contracting is a GAF certified company. We use Everguard TPOs at 40, 60, and 80 mil thicknesses. This warranty is offered through roof replacements. It offers endurance two to two and a half times the standard roof does depending on the thickness. This offer is eligible anywhere from twenty to twenty five years. It is available in twelve foot rolls to ensure that more surface area is covered and is equipped with heat welded seams. Everguard TPO creates a highly reflective and emissive white roof, helping reduce cooling costs and bettering the area coated.
Benefits
Cost effective
– Lower Initial Costs: Coating a flat roof is generally less expensive than a full replacement because it involves applying a layer over the existing roof rather than removing and installing a new one.
– Reduced Labor Costs: The process of coating is less labor-intensive compared to the extensive work required for a full replacement meaning you will save money in the long run.
Less Disruption
Minimal Disruption: Coating can be completed more quickly than a full replacement, causing less disruption to your daily life or business operations.
No Need for Full Tear-Off: There’s no need to remove the existing roofing material, which means less mess and less impact on the structure below.
Extended Roof Life
Prolongs Existing Roof: A high-quality coating can extend the lifespan of your existing roof by protecting it from UV rays, weathering, and water damage.
Seals Leaks: Coatings can help seal minor leaks and gaps, preventing water intrusion and damage.
Energy Efficient
Reflectivity: Many coatings are reflective, reducing heat absorption and potentially lowering cooling costs.
Thermal Protection: Some coatings improve thermal insulation, contributing to better energy efficiency.
Environmentally Friendly
Recycling Existing Roof: Coating your existing roof rather than replacing it reduces the amount of roofing material sent to landfills.
Lower Carbon Footprint: Less material and energy are used in the coating process compared to a full replacement.
Minimal Structure Impact
Preserves Existing Structure: Coatings are applied directly over the existing roof, so there’s no need to alter or reinforce the existing structure.
